The widening of the two lane
highway between Cabo San Lucas and La Paz is well
underway. They’re making it into our area’s second four
lanes. Grading along this 2-21/2 hour drive is underway
sporadically along the route, with side shoulders being
widened and leveled and bridges under construction. Paving
has begun between San Pedro and La Paz and electricity is
being extended along this route, with planned laterals
going out to developments on either side of the
road.
Closer into town, according to the zoning and
planning map for the municipality of Los Cabos, the new
road planned as the extension of our beloved four lane,
will be located about four to five kilometers north of
it’s present position, and will terminate at the road to
Todos Santos about where the propane gas company,
Automotriz Gas, is located at high tension pole number 55.
Just when work on this road will begin, has not been
disclosed, and my sources indicate that the realignment of
the corridor road is pivotal to this road’s construction.
According to the city, upon the completion of the desal
plant, located further west at the beach, pipes carrying
the newly desalinated water will have to be installed
coming from the desal plant to the road to Todos Santos,
and into Cabo. This is scheduled for the end of the year.
The extension of this road will not only service
to the northern outlying areas of Cabo San Lucas, but will
also bring water to areas of our city, such as Brisas del
Pacifico, Lomas del Pacifico and Congrejos, which have no
water service at this time and are dependent on trucked in
water. Believe it or not, this includes the new Coca Cola
plant, which does not have water service either. Since the
land on either side of the road to Todos Santos, north of
Soriana and south of Migrino is zoned for commercial and
industrial use, getting water to that area is very
important to growth there.
In addition, with the
main water line now located that far north, northern
extensions will also be possible. It is unlikely however,
that this water will go too much farther north, as the
water provided from this new plant was planned for the
city’s use only.
In Elias Calles, Las Tinajas, a
new horse ranch subdivision has just been opened for sale
and pre-construction reservations are being taken through
Coldwell Banker Riveras or your local MLS agent. Featuring
such ranch sites on the east of the Todos Santo highway at
about Km.85, this is the first planned community for our
equine lovers. Modern to the style of old Mexican
Haciendas.
A central core to the development will
be the hacienda complex including a boutique hotel,
wellness center, racquet club, two acre beach club with
165 feet of beachfront and the equestrian center. Thirty
unique, high end suits with verandas and classic colonial
architecture will offer a rich and unique vacation
experience. A variety of recreational and cultural
attractions with small artisan shops, art galleries, a
clubhouse, restaurants, cafes and a general store are also
planned. Ranch sites start at 3 to 30 acres each and are
zoned for single family use, as well as to accommodate
corrals, stalls, orchards, and vegetable gardens. The
ranch sites are being developed on several cerps or hills
that afford potential ranch homes views of the ocean as
well as the Sierra Laguna mountains. The first ever paved
road leading off from the Todos Santos road to the beach
is now being graded in Pescaderoin preparation for this
pavement. This road will service the new subdivision
called Playa Agave Azul-Tequila Ranch. Developer Tony
Cordova/TYG Development has subdivided and sold 37 homes
sites, of which eight sites are currently being permitted
for custom home construction.
In addition, Mr.
Cordova will be building an authentic tequila distillery,
designed by the architect for Jose Cuervo’s facilities on
the mainland. It will have a tequila tasting room, gift
shop, restaurant, and bar. Tours are being planned for the
public. 10,000 agave plants will be grown adjacent to the
plant. The plant will produce tequila and may become
another interesting tourist attraction. 24 hour security,
a fully walled development, underground services of power,
water, phone, satellite TV and direct access from the
highway on paved roads are being offered. Ownership of
home sites also includes a membership to what’s being
called the Cerritos Beach Club.
Another developer
from Oregon purchased several acres of Los Cerritos
beachfront over the last few years, including the surf
point, beachfront land, the RV Park, and adjacent ocean
view hilltops. Currently, plans are being prepared for
subdividing and developing this property for a hotel,
villas, custom home sites, and a beach club. Permits,
ecological studies, and approvals are being completed for
the beginning stages of this project. New roads will be
brought into the beach area, as well as power, telephone
service, and water, not only by the developer, but also by
Enid. In fact, some of the grading and realignment of
these access roads has already commenced.
Although
most of the land in Los Cerritos is owned by individuals,
the Ejido as a group still owns several large parcels in
the area. Titles were given to individual members of the
Ejido through a lottery system nine years ago and the
federal government finally issued the actual legal titles
in November and December purchase, including beachfront,
beach area, ranch, development investment opportunities
and road side commercial parcels. Although beachfront land
is now rare, there are still some opportunities for
investment in the area between Rancho Migrino and north of
Todos Santos. For additional information, call Bill at

Last year the Salas
family, owners of Cabo Mil radio station, purchased a
large parcel of land at Punto Lobos, the fishing beach
just south of Todos Santos. They plan on building
condominiums and a gold course. It has been reported that
they plan to build a hotel there also, but the schedule
for that has yet to be released.
Also, land owned
by the Santana family of Todos Santos on the road to the
beach, adjacent to Cabo Mil’s parcel is currently being
subdivided for hotels, villas, condominiums and home
sites. The plans have not been completed as yet, and are
undergoing changes to satisfy the state government, but
the process for approval is well underway.
Large
parcels of land are being purchased by Cabo San Lucas
based developers for resort developmental along the
Pacific coastline.
Another clue to the future of
the Pacific side is all the real estate offices that have
been popping up along the highway to Todos Santos. These
are major MLS real estate offices from Los Cabos.
